Big changes are coming to Athens: The iconic downtown square is undergoing a major redevelopment project, changing its looks in a huge way.

ATHENS, Ga. — The most visited block in downtown Athens is set for a major transformation and dramatic redesign aimed at creating a more vibrant, pedestrian-focused public space.

The Athens Downtown Development Authority announced plans to remake College Square, a central gathering place where thousands of visitors form their first impression of the city and where college students dine and study. Leaders explained that the goal is to make the square as lively and inviting as newly renovated Clayton Street, boosting economic activity, supporting local jobs and expanding cultural experiences.

The College Square project will redesign the area into what officials describe as a people-first open space that strengthens the vitality of downtown. Plans prioritize pedestrian access, improve connections between major destinations and support the city’s growing entertainment district for residents, businesses and tourists.

The development authority outlined three guiding goals for the project: improving connectivity, enhancing the district’s character and identity and promoting street life.


Plans call for better connections between downtown businesses, open spaces and surrounding neighborhoods for all modes of transportation. The redesign will also focus on streetscape improvements intended to reflect community values while increasing the area’s appeal to visitors. Officials say the upgrades will create more inviting public spaces for walking, gathering and social interaction, fostering a stronger sense of community pride.

Construction will be completed in multiple phases to limit disruption to local businesses.

Sheridan Construction, the firm overseeing the work, said keeping College Avenue open and maintaining access to storefronts is a priority. A dedicated community liaison will provide updates to businesses about construction schedules and any temporary access changes.

Phase 1 will focus on reconstructing the center of College Avenue. That portion of the street will close temporarily to allow crews to remove pavement, landscaping and other surface elements. Major underground utility upgrades — including sewer, water and stormwater systems — will be installed during this stage.


Subsequent phases will address the square’s corners, sidewalks and areas near storefronts. Work will be completed in smaller sections, with temporary walkways provided to keep businesses accessible. Some construction may take place during nights or weekends to minimize daytime disruption.

The final phases will include installation of shade structures, lighting and landscaping — the finishing touches that will give College Square its new look.

Officials said the long-term goal is to deliver lasting improvements that redefine downtown Athens while supporting the businesses that anchor the district.
